WELCOME TO THE PINES OF DELRAY WEST! The Pines of Delray West is a vibrant condominium community of 288 units within 43 buildings. It was built on 35.5 acres from 1978-1979 by Carman Developers LTD and is within the city limits of Delray Beach- located just off the northwest corner of Homewood Blvd and Linton Blvd. At the peak of the winter "season" there are an estimated 435 people in residence. 8/1/2022 UPDATE: All new roofs and new gutters are coming soon to all 43 buildings and the clubhouse. The roofs were last replaced in 2006 at the Pines of Delray West (and across the way at the Pines of Delray East). The new roofs will further compliment the building exteriors- that were ALL newly painted in 2021. At least one approved buyer must be at least 55 years of ago. And any approved co-occupants must be at least 18 years of age. Occupants under the age of 55 can only reside on the premises if at least one 55+ occupant is in residence at the same time. Persons under 18 years of age are allowed to stay as an overnight guest for up to 30 days per calendar year. People at the Pines of Delray West are very friendly and welcoming to new residents (and they even have get togethers for new residents). And a unit must be owned for 18 months to be eligible to be leased out, the tenant(s) must be approved by the condo association and only one lease is permitted per 12 month period - with a 4 month minimum. And unlike some other nearby condominiums there is NO new owner capital contribution fee, NO new owner recreation contribution or set-up fee, NO clubhouse renovation fee, NO recreational lease payments and NO waved reserves. The Pines of Delray West is conveniently located with easy access to I-95 and only a 2.5 mile drive to the Atlantic Ocean and beach parking. And it is only 3.5 miles from the widely popular "downtown Delray Beach" with its 80+ restaurants, taverns and coffee shops. The Pines of Delray West is around a 30 minute drive to either Palm Beach International Airport or Fort Lauderdale/Hollywood International Airport via I-95 (if you use the express lanes).
